There are risks involved even in the purchasing New Property. It’s not like that your new property will be a cool buy for you. And especially if you go for purchasing the property in the pre-construction phase, you’d be having two major risks involved in them.
Delay in Construction – There might be delay in the construction due to financial hiccups, or previously build units are not selling well; labour shortages; material shortages etc. And in case there is a heavy bidding resulting in shooting up of prices of steel, cement, drywall, heat systems, then it is very likely that the pre-construction price of the building goes high and you have to go for a fresh financing method.
In severe of circumstances, the condition occurs where you have to wait for 4 or 5 odd months for getting the keys, if the building work gets on hold. And if you don’t have your own house earlier, you have to pay extra for staying in the rented house and double extra money when you try to move to the new location, if the house owner doesn’t want to continue the rent agreement.
